- Missing bonding on the water meter.
- The garage door reverse pressure is not working properly.
- Smoke alarms and Carbone Monoxide detectors are too old.
- Hose bibs are not equipped with anti-siphon devices.
What fixes are mandatory after a home inspection?
- Fire or electrical hazards.
- Toxic or chemical hazards.
- Major structural problems.
- Mold or water damage.
- Pest or wildlife infestation.
What the most expensive findings during the home inspection?
Data indicates that one of the most expensive findings was a buried underground oil tank.
If an oil tank leaks in a large property, it can cost up to $100,000 to remove the tank and restore the property to a safe condition.
There were many buried underground oil tanks during the 1930s to the 1980s. Their size and unsightliness, as well as the risk of theft and vandalism, led to their burial.
The tanks are constructed of steel, and most of them haven’t been coated or insulated, so they have been left buried at the property for decades, past their useful lifespan.
By itself, removing a tank is not that expensive. However, if the tank has been leaking and has contaminated soil, workers must dig the contaminated soil out completely and place it in a lined, leak-proof bin. Tons of soil have to be removed.
Additional samples must be taken from the sides and bottom of the hole once the site has been excavated in order to determine if the site is clean.
I recently released a video entitled Buying an Old House in Minnesota. It answered a lot of questions and contained lots of information.
