The roof covering is the most obvious part of a home inspection, but there are many other elements that make up the whole roof system.
We will inspect following:
- Roofing materials.
- Roof drainage systems:
Flashing, gutters, and downspouts protect the home from uncontrolled runoff, which could otherwise damage siding and even flood the crawlspace or basement. If a gutter slopes the wrong direction or flashing is inferior or missing, water may spill over and negate the gutter’s purpose altogether. - Skylights, chimneys, and roof penetrations.
We will describe:
- Roofing materials.
- Methods used to inspect the roofing.
If a home has multiple layers of shingles, odds are good that there is roof damage – even if you can’t see it yet. When a roof has more than one layer of shingles, the roof won’t ventilate properly. Heat and moisture can be retained beneath the shingles.
Another red flag: “telegraphing.” Telegraphing is described the the National Association of Certified Home Inspectors as “an issue when new roofs are installed over old. The new shingles can conform to the older shingles beneath them and follow any humps or low spots…
